Questions
Before you commit a night
Plain answers for owners and guests of Luxury Holiday Homes Exchange.
What is a credit?
A credit is a rand of house value inside the circle. R1,000 cr spends like R1,000 of another member’s nightly value. It is not a bank balance and it is not cash until an outside rental produces a tracked payout.
When do I earn it?
When you commit a night to the pool. The amount is that home’s base value times the season multiplier for the date. You do not earn again when another member actually arrives.
What if my house is worth more?
You earn more per night, so your credit stretches further in a cheaper house. A cheaper house earns less, and its owner spends more of it to stay on the coast.
Is there a limit in my first year?
Yes. In your first 12 months as a member you can book one stay with the credit from your committed nights, worth up to R50,000 cr including the exchange fee. After that, a further stay has to be covered by credit from nights other members have actually stayed in your home. Your desk shows how much of that you have. From your second year the normal rules apply.
Can I keep Christmas?
Yes. Simply do not commit the nights you want. In the demo, 23 to 26 December are left out so you can see a personal-use gap.
Can I pull a night back?
You can release an open night whose credit is still intact. If you have already spent that credit, the night stays in the pool.
When may an outside guest book?
Once check-in is inside the release window, 30 days unless an admin changes it, and the nights are still open. They request the stay. You approve or object. If you do nothing, it approves when the window ends.
Does the site take payment?
Not in this first version. An accepted outside request shows payment pending. Payouts are tracked so you can see what would be owed. Nothing is transferred to a bank account.
Do credits expire?
Yes. The default is 24 months from the day the night was committed. The ledger marks credit expiring within 90 days. Spend uses the earliest expiry first.
Is this tax advice?
No. Committing a house, earning credit, personal use, and an outside payout can all have tax consequences. Speak to a tax practitioner. The terms say the same thing.
What about estate rules?
You have to follow the rules of Zimbali, Oubaai, a body corporate, or a farm. Some estates restrict short-term letting, guest numbers, or registration. The exchange does not check that for you.
