Terms, tax, and estate rules

Luxury Holiday Homes Exchange, in this version, is a working preview built for Leon Snyman in Pretoria. It shows how a second-home exchange could keep score. It is not a bank, a rental-agency licence, an insurer, or a law firm.

Credits

Credit is an internal record of rand value. It is earned when an owner commits a night and spent when a member books another home. It is not a deposit. It cannot be withdrawn as cash. It expires after the period set by the administrator, 24 months unless that setting changes. The exchange fee on a member stay is removed from circulation.

Outside rentals

A night still open inside the release window may be offered to a non-member. The guest pays the nightly value, in a live version. This preview does not collect that payment. The owner’s share after commission is stored as a tracked payout and is not transferred. The owner may object during the screening window. If they do not, the request is treated as approved.

Not tax advice

Nothing on this site is tax advice. Credit, personal use of a holiday home, and rand payouts from outside guests may be relevant to income tax, VAT, or capital gains, depending on the owner’s affairs. Owners should speak to their own tax practitioner before relying on the exchange. Figures in the demonstration are samples.

Estate, body corporate, and farm rules

Owners must confirm that short-term letting is allowed where the house stands. That includes estate rules at places such as Zimbali and Oubaai, body corporate conduct rules, municipal restrictions, guest registration, levy conditions, occupancy limits, and noise rules. Luxury Holiday Homes Exchange does not obtain that permission. Committing a night is the owner’s confirmation that they are allowed to offer it.

Houses and people in the demo

The seeded homes, members, bookings, and balances are labelled demonstration data. They are not offers to let a real house. Photographs are illustrative. Passwords for the demo profiles are printed in the README and on the login page so the preview can be tried.

Liability

Stays arranged through a later, live version would still be agreements between the owner and the guest. This software preview supplies the ledger and the calendar. It does not insure the house, employ the staff, or guarantee that a guest will behave.
